County nursing home inks lease with dialysis provider

JEFFERSON —  Commissioners have agreed to lease space at the Ashtabula County Nursing and Rehabilitation Center to Total Renal Care, a DaVita dialysis service.

The board voted last week to approve the 96-month lease. County Administrator Janet Discher said the lease is for 2,300 square feet at the entrance area of the Kingsville Township nursing home that is owned by the county and managed by Generations Healthcare Management.

Discher said the space was previously used as a daycare that was opened to serve the young children of nursing home employees. In practice, however, few employees used the amenity.

Although the daycare usually ran at capacity, it was not producing revenue for the nursing home. When the lease ran out in 2011, commissioners decided to end the arrangement.

Commissioners have been meeting with Total Care for about a year to discuss leasing the space. The center will be open to all patients, not just nursing home residents, although having it there will bring about cost savings in transportation and make it more convenient for patients.

There are at least four dialysis centers in the area — Ashtabula, Madison, Andover and Jefferson. DaVita owns the Ashtabula and Madison sites. Mollie O’Brien, a spokeswoman with DaVita, said the new center will provide an additional option for patients in the eastern side of the county.

She said that DaVita’s Ashtabula center is “very full” and will remain open after the Kingsville Township site opens.

Discher said the company won’t begin paying rent until it is ready to take possession of the space, and that could take some time. The company must obtain permits from regulatory agencies before it can set up shop in the nursing home.

The county will receive a $23,000 initial base rate on the commencement date, then $1,916.67 per month with 2 percent annual increases. Commissioner Daniel Claypool said the money will stay in the nursing home enterprise fund.

DaVita is a Fortune 500 company and leading provider of kidney care in the United States. As of Sept. 30, 2011, it operated or provided administrative services at 1,777 dialysis facilities and served approximately 138,000 patients.

Claypool said commissioners are looking at other ways to generate revenue from additional vacant space at the nursing home, but would not elaborate on those plans. Additionally, a committee is reviewing a proposal to build a wind turbine at the Dibble Road site to provide power for the home and Board of Developmental Disabilities facilities across the street.
